Never living or visiting Missouri before my family and I had to put blind faith in a realtor referral I received from a co-worker. Well I sure wound up with an excellent agent in Marcelle Brzuchalski. I have had multiple job transfers in the past and Marcelle has been the best realtor I have ever used to purchase a home. My wife and I had a very small time frame to fly down to MO. and look at homes. Marcelle did an excellent job interviewing us for what our needs/wants were in our home prior to our trip. When we arrived in Jefferson City for our house hunting trip Marcelle had chosen homes that best matched our expectations & preferences which made our time spent on decision making so much better. When we finally arrived to Jefferson City Marcelle went out of her way to make sure my family was comfortable. She covered details that would rival a well tuned “welcoming committee”. She made the house closing appointment as painless as possible and quickly followed up with any questions we had after the purchase. If I am asked to move again I will most definitely use Marcelle as my selling agent.

When you sell, you hope that the property will have appreciated enough that you will earn a good profit on your investment. When selling your primary residence, you may be able to defer your capital gains taxes when you buy your next home. This does not apply, however, to investment property. If you sell one property then purchase another, the taxes will be due for the year the sale occurred. On the other hand, if you arrange to trade one property for another, you may be able to defer the capital gains tax.
It is not as complicated as it sounds! Many real estate agents and attorneys specialize in helping their clients put these kind of transactions together. You don't have to trade buildings with the people buying your property. The property you trade may belong to a third party, and your buyers need only cooperate with the closing attorney to make the transaction work.
